How will the agent handle unforeseen circumstances when it comes to relocation?

How many homes have you sold in the last six months? This is not how many homes theyve listed but how many theyve actually sold. And many listing agents also act as buyers agents so clarify the question by asking how many homes they have listed and sold themselves. If the answer is very few to none, you can probably bet yours is not going to be the streak breaker.

Ask for the honest opinion on the price. And Wait for it and dont be offended. If you are instantly insulted and offended at the price it might be you that needs to step back and get a grip on the reality of the situation. Agents need to price a home to sell and they do understand equity and profits, but a serious seller is willing to listen carefully to the truth about how much their home is really worth in todays market. Remember, each home may actually have to be sold twice — first to the buyer and then to the lender, so the price has to meet market value.

How easy is it to get a hold of you? If simply setting up the listing presentation has been a series of phone calls, emails and texts without much response, you can bet that the transaction process will be similar. How quickly will an agent respond to your needs? How sensitive will they be to your familys timetables? How fast will potential offers be presented? You need to be aware of any red flags when it comes to time management.

Require them to be honest. You need to set your emotions aside during the home selling process. Trust your agent if they say certain items need updating, repaired, or changed throughout the process including the price. You can be worried about your feelings when the main goal is to get the home sold.
