What if you have done your due diligence and are ready to act?

Buying an investment property!

Once your American Properties setup process is complete, or once you’ve set yourself up as a do-it-yourself investor, you will be able to buy properties from ANY provider in the United States.   • Real estate agents
  • US investment property companies
  • Private investors

We highly recommend that any property you buy should be either “turnkey” or “Semi-turnkey” residential properties. We explain these terms in the “types of properties” section, but here is a brief explanation:

Turnkey – means that the property is fully renovated and has tenants already living there. There are no repairs required, no cleaning, no legal problems, and no hassle of finding, qualifying and leasing tenants. It is fully established and will produce cash flow from the first day you own it.

Semi-Turnkey – the same as “turnkey” except without tenants. This type of set up has the draw back that you have to spend time and money finding a tenant. However, it gives you the option to choose your tenant yourself. Semi-turnkey is neither better nor worse than turnkey-just another option to consider.

We cannot stress strongly enough that you should not attempt a renovation/rehab on a US property. In dealing with contractors in a different time zone, with different rules and regulations, and the inevitability of unplanned problems you would be setting yourself up for failure.
